Roger BE20 double swing gate service
This article discusses how I maintain double swing gates with Roger BE20 motors.
The BE20-200-HS swing gate operator
is a powerful solution for gates up to 300kg/2.5m per leaf. Equipped with robust 36V brushless motors, it offers quick opening times as low as 15 seconds on large gates and can handle up to 1000 operations per day, ensuring efficiency and reliability.
Specifications
include a maximum gate size of 2.5m/300kg per leaf, 230V AC input power, 200W motor power, and a max thrust of 2200N. The operator features inbuilt mechanical stops in open and closed positions and uses the Edge1 control board. Additionally, it can also utilize the B70-2DC 24V control board for a backup battery option.
Power options for the BE20-200-HS include mains power, an external transformer, or solar power, making it versatile and energy-efficient. The brushless motors offer advantages such as a high torque-to-weight ratio, increased efficiency, longer lifetime, reduced noise, higher speeds, and superior control and motor positioning, ensuring longevity, reliability, and optimal performance for gate automation systems.
First, I clean and inspect the photocells. Overgrown creepers can often cause the gate to stop closing.

One issue I’ve noticed with Roger BE20 motors is that the drainage holes underneath can sometimes get blocked by dirt brought in by ants. If the holes are blocked, water can accumulate and damage the motor. It’s important to regularly check that the holes are clear.
Additionally, I touch up all welds with zinc and treat any rusty spots on the gate with black zinc.
I then proceed to check the controller in the box. It’s crucial to inspect both sides of the controller, as slugs can sometimes be found behind the board.
