Water damage could be one of the reason of gate failure. Ensure proper sealing when drilling holes for mounting in controller boxes.

Wiring Considerations

Sometimes, wiring from the wall and installers can drill a hole on the back side of the box. In this case, no matter how well you seal it, water will leak into the box. It’s better to install the box slightly higher from where the wires come out of the wall and run them to the box from the bottom. Always run cables and conduits from the bottom of the box.

Alternative Conduit Placement

If there is not enough space at the bottom or for any other reason, such as the installation of an isolation switch, you can make a hole to connect a conduit from the side or even the top of the box. Rainwater often leaks down. Keep in mind that water always flows downward, but sometimes it can be different.

Water Damage Incident

Once, I encountered water damage on a BFT controller. Water dropped from the top, ran across the board, and corroded paths. I couldn’t determine the source as the box was tightly sealed with a rubber seal, and there were no holes or screws on the sides or top. All wiring conduits came from the bottom. Upon closer inspection, I noticed water dripping from the coaxial cable of an aerial installed on a pillar. Water gradually entered due to the open isolation of the cable and capillary effect. To fix it, I had to strip the wire from the isolation at the bottom point under the controller to let the water out.

Condensation Concerns

A similar situation can occur if the house is uphill and the gate is downhill. Water can condense in the conduit coming from the house, flow down, and reach the controller. Even if the conduit outlet is sealed inside the box, there is likely a tiny hole letting water in. In this scenario, it’s better to add more drainage holes in the conduits under the controller box.
